Tishman Speyer / 407 N Maple Drive

The opportunity for 407 was that as a lease cycle was approaching Tishman Speyer’s challenge was to improve the building to appeal to Entertainment Industry companies and add any rentable area to the building. A new main lobby was added in front of the existing lobby; 25-foot square glass cube with 19’ tall pivot hinged doors and roof deck supported by steel plate columns to appeal to new tenants.

Mature trees and reflecting pools were removed from the courtyard and replaced with seating areas nestled into drought tolerant raised landscape beds. The seating areas provide space for team or impromptu meetings.

Added leasable area was achieved in three ways. A colonnade around the courtyard was enclosed, two double height spaces were enclosed. Evaluation of the size of a pair of exit stairs in the core and restroom sizes were evaluated by current code. The stairs and restrooms were reduced in size and relocated to the back of the building. The three interventions added about 10,000 S.F.
